This year, the warm stretch has pulled up a chair and stayed a while longer than usual.

Talking with neighbors and looking back at recent summers around Incline Village and Crystal Bay, there's a real pattern of longer, warmer runs than what used to be typical here. Even our nights have been holding onto more warmth than they used to, when they'd normally cool off fast once the sun dropped behind the ridge. The push-and-pull of heat followed by a cool-down is nothing new for our mountain summers. It's just that the warm side of that rhythm has been sticking around a little longer lately.
It feels like the Sierra are handing us a gift: a longer, sunnier window to live in the place we all fell in love with. More warm evenings mean more paddleboard sessions, more deck dinners, more glassy lake mornings. For anyone weighing a move up here, this is exactly the kind of stretch that turns a “maybe someday” into a “let's go look at that listing this weekend,” because a longer summer means more time to picture your life here before you buy.

Year-to-date sales across all property types have already topped full-year totals from 2024 and 2025, a sign of sustained buyer demand even before the year is out. Condos remain the most accessible entry point, with 39 of the 41 sub-$1.5M listings on the market.
Fewer homes are going into contract week over week, but the deals already in the pipeline are closing at a slightly faster clip, and far fewer sellers are cutting prices to get there. That's consistent with a market where well-priced homes move and buyers are taking their time with everything else, not a market that's losing steam. With 168 active listings and only 7 currently in escrow, there's meaningful room for buyers browsing this month, especially with a longer, more comfortable window to tour in person.
